Homes, land and farms

Closings, deeds and family land

Silas Bramlett handles this work, from a first house in town to a farm that's been in a family for four generations.

  • House closings

Reading the contract, clearing the title and sitting with you at closing.

  • Deeds

Adding a spouse, gifting to a child, or fixing an old deed's mistakes.

  • Farm transfers

Moving land to the next generation without dividing it into pieces.

  • Leases

Cash rent, crop share and hunting leases, written so both sides know the terms.

  • Easements and boundaries

Shared driveways, fence lines and who may cross whose field.

  • Title problems

Liens, missing heirs and gaps in the record that hold up a sale.

How it goes

How a closing comes together

  1. 01

Step 1: You send the contract

Or the deal you've agreed, if there isn't a contract yet.

  2. 02

Step 2: We search the title

Who has owned it, what's owed on it, and anything recorded against it.

  3. 03

Step 3: We prepare the papers

The deed and the closing statement, sent to you before the day.

  4. 04

Step 4: We close and record

You sign, the deed goes to the county clerk, and you get a copy.

Questions about land and closings

Do I need a lawyer to buy a house?

Not always. A lawyer reads what you're signing, and catches title problems before they're yours.

Can you help us keep the farm together?

Often, yes. A family company, a lease to the child who farms, or a will that keeps the land whole are common answers.

Do you work on land in other counties?

Yes. Deeds are recorded where the land is, and we file them there.

Send us the contract or the old deed

We'll read it and call you to talk about what it says and what it needs.
